Home loans for Miami buyers and homeowners

Miami is the heart of Miami-Dade County and one of the most international housing markets in the country, from the high-rises of Brickell and Downtown to single-family neighborhoods like Coconut Grove and Little Havana. About 460,000 people live in the city, and roughly 7 in 10 households rent, so many buyers here are making the move from renting to owning.

Condos make up a big share of what’s for sale, and Florida’s newer condo safety rules mean lenders look closely at a building’s inspections and reserves. Gillors compares loan options from multiple lenders and helps you spot financing issues before you make an offer.

What to know before buying in Miami

Condo financing

Since Florida’s 2022 condo safety law, buildings three stories and taller need milestone inspections and structural reserve studies. Lenders review these, along with the association’s budget and insurance, before approving a condo loan.

Florida homestead exemption

If it will be your main home, apply with the Miami-Dade Property Appraiser by March 1. The exemption can take up to $50,000 off the assessed value, and Save Our Homes limits yearly increases in assessed value to 3% or inflation, whichever is lower.

Closing costs in Florida

Buyers usually pay documentary stamp tax on the mortgage ($0.35 per $100 borrowed) and intangible tax (0.2% of the loan). In Miami-Dade, deed stamps for a single-family home are $0.60 per $100 and are often paid by the seller.

Insurance and flood zones

Lenders require homeowners insurance with wind coverage, plus flood insurance if the home is in a high-risk flood zone. Get quotes early, because premiums can change what you can afford.

Questions about mortgages in Miami

How much do I need for a down payment in Miami?

It depends on the loan. Conventional loans can start at 3% down for qualified buyers, FHA loans at 3.5% and VA loans at 0% for eligible veterans. Condos can have extra requirements, so we check the building before you commit.

Can I get a loan on a condo that isn’t “warrantable”?

Often, yes, but it takes a different kind of loan. When a building doesn’t meet Fannie Mae or Freddie Mac rules, some lenders offer non-warrantable condo loans, usually with a larger down payment. We can check which lenders will finance a specific building.

Do you work with self-employed buyers?

Yes. Besides standard loans that use tax returns, some lenders offer bank-statement loans for self-employed borrowers. We compare what each lender requires so you can choose the best fit.

How long does it take to close on a home?

Most purchases close about 30 to 45 days after your offer is accepted. Condos can take a little longer while the lender reviews the building, so it helps to get pre-approved early.
