The Fed holds steady as Atlanta home prices level off
“The Fed didn’t move this week, and rates are still above 7%. But Atlanta prices have barely changed in a year, and fewer buyers are signing contracts. That can mean less competition and sellers who are ready to talk. Let’s run your numbers at today’s rates so you know exactly what works for you.”
3 things that moved the market
Fed holds rates at 3.75%–4.00% and waits for more data
On Oct. 28 the Fed left its benchmark rate unchanged in a 10–2 vote, a month after its first hike since 2023, with inflation still elevated. Mortgage rates track the 10-year Treasury more closely than the Fed, so bond yields are the number to watch.
Rates ease to 7.32%, but contract signings drop
Freddie Mac’s 30-year average dipped to 7.32% on Oct. 22 from 7.40% a week earlier. Pending home sales fell 7.3% in September and 8.2% in the South, which NAR tied to fast-rising rates.
Atlanta prices are nearly flat from a year ago
The Case-Shiller index shows Atlanta prices up just 0.47% year over year in August and down 0.33% from July, against a 2.1% national gain. Flat prices and more listings give buyers room to negotiate.

Tip of the week
Ask your lender whether your rate lock comes with a float-down option. If rates fall before closing, you may be able to take the lower rate, and you stay protected if they rise. Terms vary by lender.
